Question

I work and reside at Cochin, Kerala. We have a 2 year old house at our native place (in another district) which is left unoccupied throughout the year. I want to take a Home Insurance Policy for my house. I want to insure the structure against damage by fire, burglery,etc. The cost of construction was around Rs 25 lakhs. Cost of furniture is around Rs 5 lakhs. No jewellery or valuables are kept at home. Household equipment worth Rs 50,000 and Air Conditioner, appliances worth Rs 50,000 need to be covered. Please advice as to which Insurance Company provides the best and most cost effective Home Insurance that suits my requirements. It would be most appreciated if you could also provide an idea of how much the premium for a year would be like. I prefer Government Insurance Firms like United India, New India, etc over Private firms.

Answer 

Current Home Insurance products do not provide a cover for households occupied for more than 30 days. So we regret to inform you that it would not be possible to cover your house by any of the current Insurance companies and their products. Yes, this is an irony, as you need Insurance for your house more when it is vacant, but then we have to wait till some Insurance company wakes up and makes a product which covers this.

Hi Mahavir..

I have a quick follow-up question on the above query. If we have a tenant or an occupant (Say servant or the part time care-taker) then will Indian Insurance companies cover the Home and the declared House-hold items ?

Because, it is difficult to digest that all the Farm Houses / Summer Houses or Vacation Houses cant be covered in India. This does not sound logical. Of Course a locked house beyond 30 days can’t be covered.

Could you pls. investigate and share your results with InsuranceMall customers.

You have said that there is no Insurance Company at present offering Home Insurance policies covering unoccupied houses. However, it has been noticed that Bajaj Householders Policy and New India Household Policy dont seem to have a problem in the insured house being unoccupied as per the Policy Details : "Unoccupied No limitations on House remaining unoccupied. ". Please find the quoted text within the View Policy Details pop up for
Bajaj Householders Policy and New India Household Policy. It would be great if I'm informed as to whether the webpage content or the advice given to my query is at fault.

Dear Mr. Lansy,
Thank you for your query. When we have provided info on the website, it is provided on the basis of our understanding of the Policy Wordings [Policy wordings are the actual contract and undertaking on covers and exclusions from Insurance Cos.]. What we did to be doubly sure is checked with Bajaj Allianz and PSU Insurance Cos. through an email. We have received a communication from them, that they would not cover any property if it unoccupied for more than 30 days as per Fire tariff. We are further investigating the matter and would update you one the same. On the error you pointed out you would be entitled to a 5% discount voucher from one of our partners.
